The Bottling Plant Apartments is part of an adaptive reuse project, utilizing an original Coca-Cola plant
on a 5-acre site in Frederick, Maryland. It is a boutique luxury apartment building consisting of 86 units
specifically catering to young and middle-aged urban professionals and couples.
The unit interiors are a mix of one, two, and three-bedroom apartments, featuring spacious layouts and
unique industrial design elements that highlight the building's industrial and art deco character. We call
the interior design Industrial Farmhouse. The project prioritizes sustainability and energy efficiency,
incorporating a high-efficiency building envelope, energy-efficient HVAC systems, lighting, windows,
doors, low-flow plumbing fixtures and EV charging stations. The development includes a best-in-class
landscaping design and a stormwater management system.
To maximum efficiency and accuracy, residents submit service requests online via their tenant portal.
The service manager communicates with the residents within an hour to review a plan of action.
The Bottling Plant maintains solid long-term relationships with vetted preferred vendors who become
partners in the success of the property’s maintenance program. The Bottling Plant also manages various
preventive maintenance contracts to preserve assets, minimize costly emergency repairs, and improve
tenant satisfaction.
The community boasts an excellent online reputation. Google reviews are 5/5 stars.
Its SatisFacts epIQ score is 97.2/100, while its Renter Score is 4.92/5.00. The SatisFacts Work Order
survey score is 4.98/5.00. The onsite staff receives regular kudos from the community’s residents.
A mere 1.5 miles from "hip & historic" downtown Frederick, the property abuts over 40 acres of Frederick County
parkland and historic Rose Hill Manor, which offer residents exceptional scenic views and provide a
beautiful natural landscape that enhances the resident experience. The repurposed Coca Cola Plant building on the property houses a restaurant and several businesses and a mediacal office. The property is also just minutes
from several shopping centers and commuter highways.
The design includes vintage Coke photos, collectibles, and a vintage Coke machine in the lobby to honor
the local history and the Coca-Cola bottling plant. A commissioned mural by a local artist honors the
former plant employees. Families of the former bottling plant employees were gathered along with local
politicians for the dedication. The property received a proclamation from the State of Maryland and a
flag that flew over the state house to commemorate the event.
Occupancy has averaged over 97% since stabilization. Turnover occurs primarily due to home purchase
or employment relocation. We take advantage of the biotech industry anchored by Fort Detrick. Our
average resident household income is over $142K per year, while our average age is 41. The Bottling
Plant team’s extraordinary service level reduces turnover (see reputation ranking, below).
The Bottling Plant schedules 3-4 community service projects annually. We have collected socks, diapers,
non-perishable food, detergent, electronics, etc., throughout a specific month for a designated
charitable organization. Past local beneficiaries include Advocates for Homeless Families, Frederick Food
Bank, Children of Incarcerated Parents Partnership, and Lonely Hearts Animal Rescue.
The community also prioritizes local vendors and resources for resident services. We created a custom
coffee blend with Dublin Roasters on Market Street, which supplies whole coffee beans for the Lobby
Coffee Bar brewer. We also engage local businesses for carefully curated monthly resident events, such
as area wineries, distilleries and breweries, food trucks, downtown Frederick merchants, and local
entertainment talent.
The Bottling Plant offers a range of amenities for residents, including a state-of-the-art pool, fitness
center, clubroom, and outdoor lounges equipped with gaming areas and grilling spaces. The repurposed
railroad tracks adjacent to the property have been connected to the City’s network of trails and provide
dog walking, bike, and running paths.
As a pet inclusive community, The Bottling Plant welcomes all breed and weights of canines and felines,
considerably increasing the prospective resident pool and significantly supporting resident retention.
The property consistently enjoys approximately 40 dogs and 16 cats consistently reside at the property.
In 2022 the community won the Michelson Fondation award.
The Bottling Plant was the first community in Maryland to partner with Bark Buildings, a platform that
powers pet-friendly communities with on-site and digital features, especially for resident pets. Through
the Bark Buildings community platform, residents have access to a variety of complimentary pet
amenities, including a dedicated pet concierge, exclusive brand discounts, vetted local service
providers, and a community pet directory. Bark Buildings also provides guidance for pet-friendly
events.
