Andrew Davies Career Background
What is your biggest career achievement?
- Upon being promoted to Property Manager in 2021, after only a short 18 months into my tenure with Legend Management Group as an Assistant Property Manager following my graduation from Virginia Tech's Property Management program in 2019, I was able to continue to prove my successful performance by being recognized as "Property Manager of the Year" for Legend Management Group in my first year as manager, with then having my team being recognized as "Property of the Year" the following year in 2022. Most recently, my property was awarded "Best in Show" at the 2023 Property Management Association PACE awards. Where judging consisted of over 190+ communities in the DMV area and the best overall score from all category winners receives "Best in Show".
Given your past experiences, what event/ project or moment would you revisit and how would you go about it differently based on your current frame of mind?
- Reflecting on an incident where our community fire panel emergency system was down, which took three months to resolve and resulted in continuous fire watch, I've learned to approach such situations differently. Instead of letting circumstances beyond my control frustrate me, I now maintain a resilient mindset. I channel that energy into proactive problem-solving and emphasize transparent communication with owners, corporate leadership, vendors and our residents. Learning from the experience, I prioritize contingency planning, anticipating potential risks and having backup strategies in place.
This shift in approach extends to leadership, where I encourage a team culture that embraces challenges as opportunities for growth. By instilling a shared sense of purpose and dedication, the team can collectively navigate difficulties with a positive and solution-oriented mindset. In essence, I've recognized the value of staying composed in the face of adversity and using challenges as catalysts for continuous improvement. This mindset not only addresses immediate issues but contributes to the development of a more robust and adaptable emergency response system for the future.
From your perspective, what is the industry lacking to support the modern renter and how do you plan to help supply that need?
- With the recent advancements in AI, we are witnessing its growing integration into everyday life, including apartment living. AI offers various applications within this context, such as predictive maintenance, enhancing renter satisfaction by addressing issues proactively. Additionally, it encompasses the broader adoption of technology packages, including smart thermostats, lighting, and locks, promoting energy efficiency and cost savings for both landlords and tenants. Furthermore, AI-driven bots on renters' portals and landlord websites provide round-the-clock assistance, reducing administrative burdens on property management teams and delivering immediate responses to tenants.
While only a few pioneering companies have embraced these innovations, there is strong evidence of their success, suggesting their potential for widespread adoption. The implementation of these features can occur during construction or through the integration of AI packages via purchase or contractual arrangements with AI service providers for website and portal deployment.
