What is your biggest career achievement?
- My most significant career achievement to date has been successfully overseeing the lease-up of one new construction, and one historic restoration project simultaneously during 2021-2022; while aiding the region’s new development portfolio of 5 additional stabilized assets. Managing these processes required a meticulous approach to our sales strategy, & a deep understanding of the local markets & the project’s position in these markets. Through strategic planning and effective collaboration, I not only met but exceeded lease-up goals, significantly pushing both retention rates and NOI.
Recently, my dedication and these accomplishments led to an opportunity to take on a new challenge. In my new role, I am tasked with traveling across the country (21 states) to spearhead similar projects, provide insights, feedback and training to team members and ensure they have current best practices and the latest tools for success. Over the last 6 months, it has been immensely gratifying to not only expand my professional horizons but also to apply my expertise on a national scale and contribute further to the success of our teams.
Given your past experiences, what event/ project or moment would you revisit and how would you go about it differently based on your current frame of mind?
- Reflecting on prior experiences, the project I would revisit is the lease-up of a historic restoration project in Detroit. (The Kahn) While its success was gratifying once we stabilized, I would approach it differently with my current mindset; prioritizing even more robust/aggressive follow-up strategies & ensuring seamless communication among all team members. Learning from the challenges faced during the lease-up, I'd implement more proactive retention measures, anticipating expirations & streamlining allowables, & up the ante on outreach marketing.
Additionally, I'd place a stronger emphasis on open communication between the office & residents. Being mid-lease up & construction still ongoing with move-ins, there were constant delays that were out of our control. While the residents did sign construction addenda discussing potential scenarios that may arise during the redevelopment phase, we failed to establish an open line of communication with the construction contractors, preventing us from having an open dialogue to discuss these items with residents; instead, simply citing the signed paperwork.
Revisiting this project would involve enhancing communication/follow-up and driving traffic with more tailored communication efforts, while employing a more dynamic and technology-driven approach. This reflective process underscores my commitment to continuous improvement & a forward-thinking mindset.
From your perspective, what is the industry lacking to support the modern renter and how do you plan to help supply that need?
- The industry currently lacks a comprehensive and tech-driven approach to enhance the overall renting experience for modern tenants. To address this gap, I would envision a multifaceted strategy that combines cutting-edge technology with a focus on tenant well-being and satisfaction.
I would introduce a user-friendly mobile app that streamlines the rental process, from property search to lease signing, providing transparency and convenience. The app could integrate virtual tours, real-time availability updates, and an efficient communication platform for tenants and property management teams.
Recognizing the importance of sustainability and energy efficiency, I would prioritize eco-friendly features in property design and management. This could include smart home systems, energy-efficient appliances, and sustainable construction materials, aligning with the values of environmentally conscious renters and financially savvy owners.
My approach involves leveraging technology for convenience, prioritizing sustainability in property
development, and nurturing a sense of community among renters. This strategy aims to not only meet but exceed the evolving expectations of the modern tenant in the apartment industry, while also catering to an older demographic that may not be very tech savvy.
