Dwight Seahorn Career Background
What is your biggest career achievement?
- My biggest career achievement to date would be building out the Marketing & Leasing Specialist team for LMP. Through this process, I was able to establish/organize the processes for assisting our properties that require additional assistance. This process consisted of regular feedback for teams and stakeholders to sharpen the saw and continue on the path towards success as a company. While working through this, we have established the foundation for on-the-ground support and now working towards policy and procedures for centralized remote assistance to continue to benefit and grow as a company.
Given your past experiences, what event/ project or moment would you revisit and how would you go about it differently based on your current frame of mind?
- An event/project or moment that I would like to revisit is the discussion and importance of community outreach and outbound marketing. During the pandemic, many companies made a hard transition to focus heavily on digital marketing. It provided data to argue that productivity was better during this period but I always felt like something was missing. The action of being on the ground and having in-person conversations with the community, students, parents, etc. is something that makes our company unique. Looking back, that was good for that period but now it's time to get back to our roots. It's time to once again build community and establish these relationships that will last a lifetime.
From your perspective, what is the industry lacking to support the modern renter and how do you plan to help supply that need?
- I believe the industry is lacking education and marketing tactics for building community. The modern renter in our industry is usually 18 and this is their first time living alone. There has to be better education on what the full process entails to ensure every person is fully aware and this would alleviate some of the complaints when it comes to violations/ contract breaches. Also, we use our marketing to encourage the community instead of just filling vacancies. Establishing a community is by far one of the most important things and goes hand and hand with marketing. We as a company encourage our teams to build relationships with local businesses and universities to promote on our social media and eblast. Allowing students to build bonds with the community through a trusted resource, which is the place they call home.
